We just listed Unit 4404 in Quantum on the Bay for rent or for sale. Our client prefers to rent the property but would consider selling if we come in close to the asking price. This unit is in the 04 line or the “J-Line”. The J-Line is a simple split bedroom plan which is convenient for most tenants and purchasers. Both bedrooms face directly North-East and have bay views. This unit is on the 44th floor of the South Tower which contains a total of 51 floors but only 48 total floors of standard units like this one. So this is one of the highest units available in this line.     What are the monthly association dues for this unit?

    Oops forgot to mention. I believe they are $700 a month. Includes water/sewer, cable tv, Internet, building maintenance, valet parking, etc. The building contains a 2-story clubroom, 2 swimming pools, billiards room, business center, art studio, party room, theater room and 2-story fitness center.

    Auctions are taking place regularly now in South Florida and nationwide. But mainly the units coming up for auction are in subpar buildings and buildings which were plagued with mortgage fraud. http://www.ushomeauction.com is one place to find the next auction in South Florida. But don’t expect auctions to take place in the better quality buildings. Developers would much rather give a fair price to buyers of defaulted units or to package up units for sale to one or two bulk unit buyers. I think since the Platinum auction took place many developers have decided to avoid that route.
